Litehaus Raises €1.46m Pre Seed to Develop a Home Building Platform

May, 2025 – Litehaus, a startup transforming how landowners and property developers build new homes sustainably, has just announced its €1.46m funding round.
- The round was co-led by Cornerstone VC and Explorer Fund, with additional backing from Claster Group and angel investor Pascal Levy.
- €1.46m funding will be used to digitise the customer journey, double down on customer acquisition, and scale their 3D home manufacturing capabilities with capacity to build 100 homes per year.
The idea for Litehaus was born from a frustrating experience trying to build a home in Portugal. After facing 14 months of delays, 20% budget overruns, and mismanagement involving over 10 subcontractors, the husband and wife duo launched Litehaus in October 2024 to help others avoid similar challenges.
The platform connects landowners and developers with architects, contractors, and designers, offering real-time tools to track costs, progress, and project timelines. Currently focusing on modular construction as a go to market strategy, the process allows for homes to be built 30% cheaper, 40% faster, and with 60% less environmental impact.
Others in the modular construction space include the US-based Ginosko Modular and Flummerfelt and the India-based Schnelle Prefabs, according to Pitchbook.
Litehaus has at least one U.S. construction company in its network as it looks to further its expansion across the US and with the European construction industry crying out for more innovation, the companies digitised home selection and manufacturing process could be the answer. Calling itself the “Uber of construction”
Thibault, CEO and co founder of Litehaus says:
“We move in next month after a 14-month delay on completion. This is the pain point we are trying to solve for millions of people.”
The husband and wife team Thibault and Simi Launay, who are now settling in Portugal consists of a serial entrepreneur in Thibault who has founded multiple companies across mining, industrial tech, and the gaming sectors. He is currently President of Exclusible, an innovative gaming and tech studio which he grew to a valuation of $100m in 1 year. Simi, co founder of Litehaus says:
“I’ve always wanted to build businesses that change people’s lives, providing affordable homes at scale isn’t just a market opportunity—it’s one of the most meaningful ways we can create deep, lasting impact.”
Rodney Appiah, Managing Partner at Cornerstone VC, said:
“The shortage of housing across Europe has triggered a crisis, driving up the cost of living as home ownership becomes increasingly out of reach. When I first met Thibault and Simi, I was struck by their compelling vision: to make building a home as simple as buying one, catalysing the construction industry to bring greater transparency, sustainability, quality, and trust to the home-building process.”
